Cost of Living in Mauritius in 2026 for Property Buyers

The cost of living in Mauritius in 2026 is one of the first practical questions for property buyers and expatriates. There is no reliable single figure because the budget depends on lifestyle, location, household size, schooling, healthcare, transport and the type of property chosen.

Official data also show why older budgets need updating. The Consumer Price Index rose by 2.4% between March and June 2026, while headline inflation for the twelve months ending June reached 4.1%. Statistics Mauritius linked the increase partly to food, electricity, cooking gas, fuel, air tickets and taxi fares. The CPI is not an individual household budget, but it provides useful context for relocation planning.

Why the cost of living matters before buying

For buyers, the question matters before the purchase. A home that fits the acquisition budget must also fit the daily life that follows, whether the plan involves relocation, retirement, remote work, investment or a second home.

A villa with a pool, garden and security will not create the same monthly budget as an apartment in a managed residence. The location can also change transport, maintenance and leisure spending.

The largest differences often come from personal choices. Imported goods, private schooling, private healthcare, premium vehicles and high-service coastal living can increase expenditure quickly, while households that adapt to local products and practical locations may spend less.

Housing and property-related costs

Housing and property-related spending is one of the main budget categories. Rent may be replaced by mortgage payments or disappear after a cash purchase, but ownership still brings recurring costs.

After purchase, owners may need to budget for:

mortgage payments or financing costs where applicable
syndic, estate or management charges
garden, pool, security and routine maintenance
insurance and equipment servicing
repairs and replacement of equipment
furniture, appliances and household setup
property management if the owner lives abroad

Apartments and managed residences usually spread shared costs through recurring charges. Villas give owners more independence, but they also place garden, pool, exterior and security expenses directly on the household budget.

Acquisition taxes and notarial expenses are separate from these living costs. Our article on costs and taxes when buying property in Mauritius explains that stage in more detail.

Utilities, transport and household services

Utilities depend strongly on household habits and property type. Electricity is the most variable item in homes using air conditioning, pool pumps, water heaters and large appliances. A new CEB domestic tariff schedule has applied since 1 May 2026, so older electricity estimates should be updated.

Water is billed on a tiered domestic tariff, with low-consumption households paying comparatively little. For connectivity, current standalone my.t fibre plans start at MUR 1,100 per month for 50 Mbps, although packages and providers should be compared at the time of moving.

Public transport and the Metro Express serve part of the island, but many expatriate households still rely on private cars for school runs, coastal living and work. Fuel, insurance, servicing, road tax, tyres and repairs should therefore be included, as well as a possible second vehicle when daily routes differ.

Cleaning, gardening, pool care, pest control, security checks and handyman support are separate costs, especially for larger homes and second properties.

Food, shopping and daily lifestyle

Food spending varies widely. Local produce and everyday staples can support a moderate budget, while imported brands, speciality foods, premium meat and wine can raise supermarket bills quickly.

The same distinction applies to dining out. Local restaurants and casual meals fall into a different budget from hotel restaurants, beach clubs and fine dining.

The first year after buying can also be more expensive because furniture, appliances, decoration, outdoor equipment, household linen and kitchenware are setup costs rather than normal monthly spending.

Schools, healthcare and family expenses

For families, private or international schooling can be one of the largest recurring costs. Fees vary by school, age group and curriculum, while registration, transport, uniforms, meals and activities may be billed separately.

School choice also affects where a family should buy. Long daily journeys add transport costs and reduce convenience, so schools and neighbourhoods should be shortlisted together.

Our article on international schools in Mauritius explains the main school locations and practical points for families.

Mauritius has public healthcare and an established private sector. Many expatriates budget for private consultations and local or international health insurance, particularly when they want specialist access or broader regional cover.

The cost depends on age, family profile, cover limits and whether medical evacuation or treatment abroad is included.

How lifestyle and location shape the monthly budget

The same household budget can feel very different depending on region, property type and daily travel.

The North and West combine coastal living with established schools, shops and leisure, but premium areas can carry higher property, maintenance and lifestyle costs. The Central Plateau is often practical for schools, offices and healthcare, while the South and East may offer more space or calm but require closer attention to travel times and access to services.

A household living close to school, work and daily services may spend less time and money on transport. Our comparison of the best areas to buy property in Mauritius helps buyers compare these regional trade-offs.

Before buying, build two budgets: the lifestyle imagined and the routine that will actually be lived each week.

Building a realistic budget before moving

A realistic budget should bring together property, daily life and long-term plans. Small recurring costs may look manageable individually, but together they shape the comfort of ownership and relocation.

Before committing to a purchase, estimate:

property ownership costs
electricity, water, internet and mobile services
car, fuel, insurance and servicing
school fees and child-related expenses
health insurance and private healthcare
groceries, restaurants and leisure
household help, garden, pool and security
travel back home or regional travel

Add a reserve for inflation, exchange-rate movements and unexpected repairs, especially when household income is received in another currency.
